Ground-up custom home construction is the longest and most complex sequence in residential building — it touches every discipline, requires a dozen or more inspections, and demands tight coordination between design, engineering, and trade partners from the first survey stake to the final walkthrough. Timelines vary significantly by project size, site conditions, city review process, and finish complexity. The sequence below reflects a typical custom home; phases frequently overlap once the critical-path inspection has cleared.

Pre-construction — design, engineering, permits & survey
3–9 months (design + permit)Architectural design, structural engineering, civil/grading plans, Title-24 energy calculations, and a boundary/topographic survey are completed and assembled into a permit package. Plan check timelines in Bay Area cities can range from 6 to 20 weeks depending on jurisdiction and completeness of the submittal.
Site work — clearing, grading, excavation & utilities
1–3 weeksThe site is cleared of vegetation and debris, graded to the civil engineer's plan, and excavated to the foundation depth. Underground utilities — water, sewer, gas, electrical, and communications — are trenched and stubbed to the building footprint.
Foundation
2–4 weeks including cure and inspectionForms are set, reinforcing steel placed, and concrete poured for footings, stem walls, and slabs as specified by the structural engineer. Post-tension slabs include tendon placement and stressing sequences. A foundation inspection is required before framing; this is a hard dependency with no workarounds.
Framing — floors, walls & roof
3–8 weeksThe structural skeleton of the home is erected: floor decks, bearing and shear walls, roof framing, and all engineered lumber beams and posts. Sheathing is nailed to engineered shear-wall schedules. A comprehensive framing inspection verifies connections, hardware, and sheathing nail patterns before dry-in.
Roofing
1–3 weeksRoofing underlayment is installed immediately after framing inspection to protect the structure and allow interior rough work to begin in parallel. Finish roofing — tile, shingle, slate, or standing-seam metal — is then installed with all penetrations, valleys, and ridges properly flashed and sealed.
Windows & exterior doors
3–7 daysWindows and exterior door units are set in rough openings and integrated into the weather-resistant barrier with code-compliant flashing. Custom window orders for large or specialty units carry 8–14 week lead times and should be placed at the start of framing.
Rough plumbing, electrical & HVAC
3–6 weeksAll in-wall and in-ceiling supply, drain, and vent plumbing; electrical rough-in including panel feeder, branch circuits, and low-voltage pre-wires; and HVAC ductwork or refrigerant line sets are installed throughout the framed structure. Separate rough inspections are conducted for each trade.
Insulation & Title-24 energy
1–2 weeks including inspectionInsulation is installed to the values required by California's Title-24 energy code — typically spray foam at roof decks and rim joists, and batts or blown-in at walls and attic. A HERS (Home Energy Rating System) rater verifies duct tightness and insulation installation before the insulation inspection.
Drywall
2–4 weeksDrywall is delivered, hung, taped, coated, and finished throughout the home. Fire-rated assemblies at garages, between floors, and at certain party walls require Type X board hung in the correct layer sequence. Texture decisions — smooth, orange-peel, skip-trowel — are finalized and applied.
Interior trim, doors & cabinets
3–6 weeksInterior door frames and slabs are hung and adjusted; base molding, door casing, crown molding, wainscoting, and stair balustrades are installed. Kitchen and bath cabinetry is set, leveled, and scribed. Built-ins, closet systems, and shelving follow.
Flooring, tile & countertops
2–5 weeksHardwood, tile, and other finish flooring is installed room by room. Bathroom and kitchen tile is set, grouted, and sealed. Stone countertop slabs are templated from installed cabinets, fabricated, and installed — a sequence that typically adds 1–2 weeks between cabinet install and countertop delivery.
Paint, fixtures & appliances
2–4 weeksAll walls, ceilings, and trim receive prime and finish coats. Plumbing fixtures, electrical devices and light fixtures, hardware, and finish HVAC grilles are installed and function-tested. Appliances are delivered, set, and connected.
Exterior — siding/stucco, hardscape & landscape
3–8 weeksExterior cladding — stucco, fiber cement, wood, or stone — is applied and finished. Concrete flatwork, driveway, walkways, and any retaining walls are poured or set. Landscape rough grading, irrigation, and planting follow; final finish grading and sod or seed close out exterior work.
Final inspections, Certificate of Occupancy, walkthrough & warranty
1–3 weeksFinal inspections are scheduled across all trades — building, electrical, plumbing, mechanical, energy — often over multiple site visits. The Certificate of Occupancy is issued upon all sign-offs, marking the home as legally habitable. We conduct a thorough owner walkthrough, document all systems, and provide our written warranty.
