Design-build means one team carries your project from concept to completion — here's how the integrated process flows. Timelines vary by project scope, city permitting pace, and material lead times; ranges below reflect typical Bay Area projects.

Consultation & discovery

1–2 weeks

We meet on-site to understand how you live in the space, what's not working, and what you want the finished project to feel like. Budgets, timelines, and priorities are surfaced early so the design process is anchored to reality from the start.

Concept design & space planning

2–4 weeks

Our in-house designer develops a layout that resolves the functional problems identified in discovery — traffic flow, storage, natural light, structural constraints — before selecting any finishes. Multiple layout options are presented and refined to a preferred direction.

3D renderings & revisions

1–2 weeks

Photorealistic 3D renderings translate the approved layout into a visual you can react to with confidence. Material options, cabinet styles, and color palettes are applied in the model so you're not imagining the outcome — you're reviewing it. Revisions are incorporated before anything is specified.

Material & finish selections

1–3 weeks

With the layout and 3D approved, material and finish selections are finalized — countertop slabs, tile, cabinetry, fixtures, hardware, and flooring. Having design and procurement under one roof means lead times are known and orders are placed with a complete specification, eliminating substitution surprises.

Fixed scope & transparent proposal

~1 week

A detailed scope of work document and fixed-price proposal are prepared from the fully resolved design. Because design and construction are integrated, pricing is accurate — not a preliminary estimate subject to revision once a separate contractor reviews the drawings.

Permitting & engineering

2–8 weeks (varies by city)

Permit drawings and any required structural or civil engineering calculations are prepared and submitted to the city. We track the review process, respond to corrections, and keep you informed. Permit timelines vary significantly across Bay Area jurisdictions — some issue over the counter, others take months for plan check.

Construction

Varies by scope

Once permits are in hand, construction begins on an agreed start date. The same team that designed the project builds it — no translation loss between designer intent and contractor execution. A dedicated project manager coordinates all trades, maintains the schedule, and communicates daily status.

Quality checks & inspections

Ongoing throughout construction

City inspections are scheduled and managed at each required milestone. In parallel, our internal quality checks verify workmanship at rough, waterproofing, and finish stages before they're covered or completed. Issues caught during construction are resolved immediately — not discovered after handoff.

Final walkthrough, handoff & warranty

~1 week

After city final sign-off, we walk every inch of the finished project with you against the original specification. Punch list items are completed before keys are handed over. A written workmanship warranty covers materials and labor, and our team remains the single point of contact for any post-completion questions.

Post-occupancy follow-up

30–90 days post-completion

Thirty to ninety days after handoff, we return to address any settling, adjustment, or warranty items that surface under real use. Hardware is re-tightened, grout or caulk touch-ups are made, and any system function questions are answered. This follow-up is built into the contract — not an upsell.
