A home addition follows the same structural and inspection sequence as new construction for the addition itself, then transitions into finish work that must match the existing home seamlessly. Permit timelines vary significantly by city — some Bay Area jurisdictions take 4–12 weeks just for plan check. The sequence below assumes permits are approved before groundbreaking.

Design, structural engineering & permits
6–16 weeks (design + permit)Architectural drawings capture the new footprint, roof tie-in, and exterior match. A licensed structural engineer calculates foundation, beam, and connection requirements. Plans are submitted to the city for plan check; corrections and resubmittals are addressed until permit issuance.
Site prep, excavation & utility locates
2–4 daysUnderground utilities are located and marked before any ground is broken. Formwork and excavation follow the engineered foundation plan; existing landscaping and hardscape in the work zone are protected or removed as needed.
Foundation — footings, stem walls & slab
1–2 weeks including cure and inspectionContinuous footings and stem walls are poured to the engineered specification, with anchor bolts and hold-downs positioned for the framing layout. After curing, a slab is poured if the design calls for it. Foundation inspection is required before any framing begins.
Framing — floor, walls & roof
1–3 weeksFloor framing, wall framing, and the roof structure are erected and sheathed. The tie-in to the existing structure is the most critical detail — rafters, ridge, and bearing points must be properly connected to transfer loads. A framing inspection is completed before roofing or window installation.
Roofing & weatherproof dry-in
3–7 daysRoofing felt or synthetic underlayment is installed immediately after framing inspection to protect the structure. Finish roofing materials — matching the existing home in style and color — are installed, and all penetrations and ridge caps are sealed. Flashing at the tie-in is critical to prevent water intrusion.
Windows & exterior doors
1–3 daysWindows and doors are set in the rough openings and flashed to the weather-resistant barrier. Selections typically match existing windows in profile and finish for a cohesive look; lead times for non-stock sizes can be 4–8 weeks, so ordering happens at framing.
Rough plumbing, electrical & HVAC
1–2 weeksAll in-wall plumbing supply and drain lines, electrical rough-in, and HVAC ductwork or mini-split rough-in are installed and connected to the existing home systems. Title-24 energy compliance calculations drive duct sizing and insulation values.
Insulation
2–4 days including inspectionInsulation is installed to the current California Energy Code values — wall batts, blown-in attic, and rigid or spray foam at rim joists and roof decks as required. An insulation inspection is required in most jurisdictions before drywall.
Drywall, tape & texture
1–2 weeksDrywall is hung, taped, floated, and textured to match the finish in the adjacent existing rooms. Smooth versus orange-peel versus skip-trowel is matched by eye and sample. The transition from addition to existing home at the opening is blended seamlessly.
Interior finishes — flooring, trim, cabinets & paint
2–4 weeksFinish flooring is installed and transitioned to the existing home; base molding, casing, and crown are matched to existing profiles. Any built-ins, cabinetry, or closet systems are installed, and all surfaces receive primer and finish paint.
Exterior finishes to match the existing home
1–2 weeksSiding, stucco, brick, or shingle is applied to the addition exterior and blended to the existing home — a key craftsmanship test for how well the addition reads as original. Exterior paint is matched to the existing color and sheen, and any trim or fascia details are replicated.
MEP finish & fixtures
3–5 daysPlumbing fixtures, electrical devices and fixtures, and HVAC registers and controls are trimmed out and commissioned. All systems are pressure-tested and function-verified before the final inspection.
Final inspection, punch & walkthrough
3–5 daysThe city inspector conducts a final inspection covering structural, electrical, plumbing, mechanical, and energy compliance. After sign-off, we complete the punch list with you and hand over the finished addition.
