ADUs Detached ADUs

A small, complete home in the backyard.

Silicon Valley Kitchen & Bath Co. designs and builds detached accessory dwelling units from our office in Campbell, serving the South Bay and the Bay Area. A detached ADU is a new, freestanding home on your lot with its own foundation, kitchen, full bath and utilities, and we handle the siting, the engineering, the permit process with your city, the utility trenching and the construction as one design-build team.

Where it goes on the lot

Siting comes before design. California requires cities to allow a detached ADU with 4-foot side and rear setbacks, and state law protects an ADU of up to 800 square feet from denial over local lot coverage or floor area limits. Within those rules the real questions are practical: which corner keeps the yard usable, where the entry path runs so a tenant does not walk past your bedroom window, where the sewer and electrical can reach without crossing a patio, and what the neighbors will see. We lay out two or three positions on the survey and walk them with you on site before drawing anything.

Utilities and foundation shape the project more than finishes

A detached ADU needs water, sewer and power brought across the yard. Sewer is gravity-fed, so the distance and depth to the main line and the slope of the lot decide whether it is a simple trench or needs an ejector pump. Capacity at the main electrical panel decides whether the ADU shares the house service or gets its own. A separate address and separate meters are options worth deciding early because they change the utility design. The foundation is a slab or a raised floor, sized by the soil and the engineer. All of this is quoted per project after a site visit.

Size, bedrooms and what the ADU is for

State law requires cities to allow at least 850 square feet for a studio or one-bedroom ADU and 1,000 square feet for two or more bedrooms, and many cities allow more. Bigger is not always better: a well-planned one-bedroom lives larger than a cramped two-bedroom and leaves more yard. Decide the use first. A rental wants a private entry, its own laundry and sound separation from the main house. A parent's home wants a curbless shower, wider doors and a step-free path from the driveway. Those decisions shape the plan more than the finishes do.

Questions we get

Do you build detached ADUs in Campbell and the South Bay?
Yes. Our office is at 2272 Camden Avenue in Campbell, and we design and build detached ADUs in Campbell, Los Gatos, Saratoga, San Jose, Cupertino and across the Bay Area. We hold California CSLB License #975092 and have been licensed since 2012.
How close to the property line can a detached ADU be?
California requires cities to allow a 4-foot setback from the side and rear property lines for a detached ADU, and to allow a height of at least 16 feet. Front setbacks and any recorded easements still apply, so we confirm the lines against your survey before siting the unit.
Can a detached ADU have its own address and meters?
Often, yes. A separate address is assigned through the city, and separate electrical, water and gas meters are options that depend on the utility and on the capacity of the existing service. We settle these during design because they change the trenching and the panel layout.
How long does a detached ADU take?
Design and permitting typically run a few months, and California law requires the city to act on a complete ADU application within 60 days. Construction usually runs several months after that and varies with the foundation, the utility work and the weather. We give a schedule with the quote after a site visit.
Can I rent out a detached ADU?
Yes. An ADU can be rented separately from the main house, and California law requires the rental term to be longer than 30 days, so short-term vacation rental is not allowed. If a rental is the plan, tell us at the start: it changes the entry, the laundry and the sound separation.
