Steam showers in Los Gatos homes

Los Gatos steam showers tend to be part of a larger primary bath remodel, in either a turn-of-the-century home near downtown or a larger hillside house from the 1970s onward. In the older homes the work is about fitting a sealed enclosure into a bathroom that was never planned for one, and routing a generator drain and feed through framing that has been altered several times. In the hillside homes the bathrooms are generous, so the question is more often a sloped tiled ceiling over a large enclosure and a generator sized for the volume.

Permits and systems

A steam shower is interior work, so the Town’s design review for exterior changes does not apply; the permit covers the electrical circuit, the plumbing and the enclosure. Older downtown homes may have undersized service panels and galvanized supply lines, both of which we check before the design is finalized.

Permits for this work go through the Town of Los Gatos Community Development Department (Building Division). When a permit is part of your project, we handle the application and the inspections.

What is different about Los Gatos homes?
A steam shower is interior work, so the Town’s design review for exterior changes does not apply; the permit covers the electrical circuit, the plumbing and the enclosure. Older downtown homes may have undersized service panels and galvanized supply lines, both of which we check before the design is finalized.
Can you convert my existing shower into a steam shower?
Usually, but it means rebuilding the shower. A steam shower needs a vapor barrier behind the tile on the walls and ceiling, a sloped ceiling, a sealed door and a dedicated electrical circuit, and none of those can be added on top of finished tile.
Does a steam shower need a permit?
Normally yes. A steam shower adds new electrical and plumbing work, which requires a building permit in Bay Area cities. When a permit is part of your project, we prepare the application and manage the inspections with your city building department.
